This project was secured in August 2017 via a competitive tender and let under a JCT Design and Build Contract 2011.The project consisted of the design and construction of 9No. 1-bedroom flats, 2No. 2-bedroom houses and 2No. 3-Bedroom houses, 13no. Dwellings in total, (six affordable flats and 2 houses and 3 private sale flats and 2 houses) together with associated external works (including parking, planting, landscaping, fencing, and paths), services, drainage, sewers, and works to the adoptable standard road and footpath.

The affordable housing will be let by the Comuunity Land Trust (CLT). The dwellings are traditional brick and block cavity walls construction integrated with Rock panel cladding and concrete panitiles for the roof coverings, UPVC double glazed windows and Hardwood composite doors. The internal finishes of the dwellings were completed to a high standard and with a modern asthetic appreance with Moore Kitchens Handless kitchens, carpets to the first floor areras and Polyflor Luxury Vinyl Tiles to the ground floor rooms.The externals consist of a large brick paviour car park with rising bollards and linked intercom system, landscaped areas finished with plants and trees inline with the local area and the ecology report.

With only an outline for finishes from the client we put forward several different options and styles for kitchens, internal doors, ironmongery, floor finishes and external paving, making suggestions based on our experience and feedback from the client. We worked alongside all parties to maximise the commercial possibilities and aesthetic appearance of the dwellings.

The project is situated next to a primary school, we liaised withthe schoolat critical stages and made sure that the site staff wereapproachable at all times. We restricted our delivery times to avoid congestion for school drop offs and pick ups and we organised any potentially disruptive works to where possible be carried out during school holidays. We also assisted the client witha competition for the school children to draw what they imagined the build to look like upon its completion. The winning entries were transferred onto our site hoarding for everyone to see. Our Site Manger also took the time to have a talk with the children in their classroom and to show the building from the boundary of the site.

These dwellings have been finished to a high standard and within budget, the client was extremelyhappy with the quality of the dwellingsand also with the cooperation, communication and overall running of the project. We have established a good working relationship with theclient and architect and look forward to working with them again on future projects.
