The scheme was developed on a piece of land previously owned by King's Lynn & West Norfolk Borough Council.
The scheme was negotiated with Hastoe Housing Association following the success of the earlier schemes at Feltwell, Burwell and Langham.
The site was amongst existing privately owned properties and was sensitive to criticism from residents at the planning stage. The finally approved arrangement was brick and block under clay pantiles with front elevations enhanced by flint panels.
The scheme was a mix of two and three bedroom semi detached houses and a pair of on bedroom flats. The site achieved Code of Sustainability Level 3.
The properties had the benefit of thermal heating by ground source heat pumps served by individual 90m deep boreholes.
The scheme had enhanced insulation and sound reduction across party walls. The internal blockwork was thin joint construction to qualify as a modern method of construction, giving an advantage of thermal mass to retain latent heat.
The scheme was completed on time and within budget.
The success of the scheme was recognised by achievement of The Mayors Award for Design in the Environment 2009, category Residential New Build Winner and Overall Winner 2009. In addition the project was awarded L.A.B.C. Building Excellent Award.
